Red clay and shade decide everything here

Tallahassee sits on the Red Hills, and the soil is clay. Clay holds water at the surface, compacts hard under foot and equipment, and sheds runoff downhill instead of taking it in. On the rolling lots around Betton Hills and Myers Park that means erosion on the slopes and standing water at the bottom of them, often against a foundation.

Then there is the canopy. The live oaks that make this city worth living in also shade out turf. St. Augustine thins under dense oak until moss, dollarweed and bare soil move into the gap, and no fertilizer program fixes a light problem. On a shaded Tallahassee lot the honest answer is often less lawn and more bed, not a fifth attempt at sod that was never going to hold.

Watering is the other half. Half the lawns we get called about here are not underfed, they are overwatered on clay that was already holding what it had. The mowing height, the frequency and the fertility plan all get set against the actual soil and light, not against a generic schedule.

The neighborhoods and what they need

In-town properties are usually a detail job: crisp edges, tight beds, shade-tolerant planting and lighting that makes the oaks worth looking at after dark. HOA neighborhoods are a consistency job, because a covenant does not care that the crew was running late. Acreage is a logistics job.

On the commercial side, Tallahassee is a government and university town, which means office parks, retail centers, churches and campuses whose grounds are somebody's line item. That work runs on documentation more than equipment.
